A special place for those who appreciate peace, simplicity, and personal hospitality. Please note: there is no lift in our historic farm, so the only way up is step by step.

Terms of payment
The prices are per night and flat for a minimum stay of 7 nights and an occupancy of 2 people in the flat “Oans” and 4 people in the flat “Zwoa”.
In the high season we prefer arrival/departure on Saturday.
Each additional person: 15 € per night
In addition, there is a local tax of 2,50 Euro per person from 14 years/day.
Deposit
A deposit of 30% of the total price is required to confirm the booking.

Payment method
Payment can be made by bank transfer in advance or in cash and with credit card on site.
Cancellation conditions
There is no right of cancellation under the Consumer Code. Nevertheless, we do apply the following cancellation conditions:
- up to 3 months before arrival, only the deposit will be retained
- from 3 months to 4 weeks before arrival we charge 50% of the total price.
- Within the last 4 weeks before arrival, the cancellation fee is 100% of the total price.
Any cancellation fees will be deducted from the deposit already paid.
Express reference is made to the legal provisions of Articles 45-67 of the Italian Consumer Code, Legislative Decree 206/2005.
Travel insurance
Something may always happen. In order to save costs and protect yourself in the event of cancellation, we recommend our cancellation insurance. Click here and take out your travel insurance.
Arrival and departure
Arrival is possible from 4 p.m., earlier upon request. On the day of departure, we ask you to vacate the holiday flat by 10 a.m.
Car park
Free, uncovered parking spaces are available directly at the farm.
Pets
We ask for your understanding that pets are not allowed.
South Tyrol Guest Pass
On your arrival you will receive the “Südtirol Guest Pass” guest card from us. This allows you to leave your car at home and travel free of charge on the regional buses and trains in South Tyrol, including the shuttle buses in the Alpe di Siusi/Seiser Alm Dolomites region. The Seiser Alm Express (line 10), the Almbus (line 11), Saltria-Monte Pana (line 12) and the Nightliner (N170) are excluded.
Smoke-free
Smoking is not permitted in our holiday flats. Thank you for your understanding!
Self-service laundry
The Bloomest self-service laundry is located 100 m from our farmhouse.
Sports equipment
We rent out equipment such as rucksacks, trekking poles and sledges (in winter).
Cable-car Marinzen
Using the new cable-car Marinzen you get a discount of 50%.
